It's large.... Disposing trash is a mission. Property Management do their best to keep it nice. Majority of the residents are college students.

The office people are very nice and try very hard, but the actual move in process involves signing about 100 papers on a very slow app, followed by downloading another separate app for your front door, which is also slow and followed by you filling out an inspection that doesn't actually work. The actual apartment is fine, with minor scars from previous tenants, but it is cheap and overall fairly nice. The clubhouse, study area, pool and gym are all nice especially at this price point, and so far my roommates have been very welcoming and nice (which cabana doesn't really control but i thought i would add that for anyone who's not used to having roommates).

Jose did a great job showing us around the complex and all the amenities. He explained all the upgrades and renovations that are taking place too. He answered all of our questions and gave us honest feedback about being a resident himself. The complex was clean and they are pouring a lot of money into renovations and upgrades too. My daughter loved it saying she felt like it was more like home than the others we looked at.

I love Cabana Beach. I have been here for 3 years and any time I have a maintenance issue, they are there within 24 hours. My Air Conditioning broke over 4th of July Weekend and they came the same day and fixed it. When my fridge broke, they brought me a brand new one in 24 hours and same with my dryer...brand new! Marcus, in the office, is fantastic and always makes sure things are taken care of. He is a great guy who goes above and beyond for all the tenants. The new owner is putting 8 million dollars into renovations, painting the buildings, new roofs, new landscaping, upgrading the already awesome pool area, upgrading apartments. The neighborhood is remarkably quiet and they are super dog friendly. I have looked all over Gainesville and have yet to find a better or more affordable place.

My family and I love Cabana Beach. We're so happy to have recently moved here this year. It's a wonderful place to live 😊 They have a gorgeous pool, quiet study rooms and office center, the gym is great too 😎👍🏻 Maintenance Requests are promptly and smoothly resolved. Staff and management are friendly and helpful. They send email updates and have occasional events for us to meet our neighbors and have fun in our community. Thank you for welcoming us into your delightful community.

Do not move here. The staff is always rude with an attitude, something is always broken and they take forever to fix it, the property manager has THE WORST attitude, there's just so much going on here. If you report a roommate for something, the manager picks and chooses what she wants to address. Also, they don't want any personal items at all in the communal spaces, even if the roommates are okay with it. They also tried to tell me to move my toaster over from the kitchen counter and that it "wasn't allowed because there should be nothing on the counter" which makes no sense because it's a kitchen appliance. The last straw was today when they moved in a completely new person and DID NOT notify anybody. This happened 4 hours ago and no email or anything. Imagine how it feels to have strangers barge into your apartment and are just congregating, and you have no idea who they are. There were like 4-5 people. Absolutely awful. Awful attitude, rude staff, don't move here.

Pros: The management staff are very responsive and helpful, and the front desk staff are careful when handling packages. They are very active in organizing community events, although I was too busy to participate in or experience most of them. The complex has its own security team available 24 hours a day. If you have noisy or party-type neighbors, you can call security and they will resolve the issue—I had to do that once. I never had any issues with missing Amazon packages left at the front door. The gym is open 24 hours, which was very convenient since I prefer early-morning workouts. It is well equipped, with three treadmills. The bedroom is large enough to set up your own table and study space in addition to the pre-installed desk and table provided. Lastly, the SW Walmart is about a mile from the complex, which I found very convenient since you only need to pass one traffic light to get there. If you choose to walk, the sidewalk is wide, quiet, and scenic. Cons: Thin walls and floors. If you are placed on the first or second floor, you might as well invest in a white noise machine. The stomping was terrible, at least with the neighbor I had during the first year and a half. This is a student living complex, so you should expect shouting and partying around you. If you go to UF and do not drive, you will need to be very punctual with the bus. My understanding is that there is only one (or at most two) bus that stops at Cabana. And do not wait until Saturday afternoon to dispose of your trash; it is usually full and becomes difficult to use.
