I've lived here since 2022 and it's my happy place without a doubt! It's a community with 30 RV spaces with incredible views of Garden of the gods. It's very peaceful and all of my neighbors are awsome. Madeline, the owner is the kindest women you could ever ask for. She told me all the rules before I moved in and made it clear that she doesn't put up with anybody breaking the rules. The rules are mostly to protect our pets and everyone that lives here. There are alot deer, some bears and an occasional mountain lion that roam the grounds. It's their territory so it's not something that should surprise anyone! The ONLY time I've seen Madeline ask anybody to leave is when they broke the rules and even then she's given second chances at times. I love living here and feel blessed every day when I get home and look at gorgeous views I have! The hiking trails are awsome to walk my dog on every day also!
If I could give zero stars, I would. I am writing this review to warn other people. It’s not worth it, the other reviews are true. It will not be different for you. I stayed there for 4 months until we couldn’t take it anymore. We were evicted for no reason almost every month (sometimes weekly) by a sticky note left on the door. So you never quite feel welcome at your own home wondering what made up rule you broke. The first ever eviction scared us to our core but apparently it’s standard according to the other residents. Madeline the owner is hateful and rude. I have a voicemail from her on my phone saying "just wait until I see you when I’m having a bad day and I’m just gonna make you leave." She charged at us screaming "I don’t like you." Kim is a long term resident and creates equal problems. She gives mean looks and complains if you throw your trash away. It’s a shame because there are good people there but they defend Madeline and her behavior. It’s unsettling and no one should have to deal with that. We paid extra for electricity, rent increased 100$ & we have gone days at a time without running water. Seriously, don’t stay here. The picture is from the day we got an eviction notice for our lot looking "like a construction site."

My husband and I are currently staying here (until this weekend) and have been here 5 months. Unfortunately, we didn't read the reviews until I wanted to leave one myself to warn others about Madeline the owner. I've got to say the reviews are spot on, the woman is rude and hateful. She raised the rent 100.00 because the septic tank had to be drained more often with people leaving faucets dripping. Then she said it was just us and blamed us for the extra cost and kicked us out. When I tried to talk to her to work things out she yelled and hung up on me, then taped a note on our door saying we had a week to go or she'd call the sheriff and if we took her to court she'd ask for the 1,977.00 it cost to drain the septic tank twice in 5 months. It's tempting to take her to court,, just to see a judge laugh in her face. The woman is unstable and the park is poorly maintained. I would recommend running in the opposite direction and avoid the hassle of dealing with her.
Would give zero stars. Lady is severely mentally ill to the point of being completely out of touch with reality, and touches people's kids. Will elaborate. Owner, Madeline, Originally tried to kick my family out saying the utilities were $2300 (two thousand three hundred) for the month of February. When she was explained to that that is impossible, she hung up on me. After realizing that upset me, she came down to my spot and continued to explain that's how much was owed. At this point, she was yelling so I, of course, was yelling back. But what had me, is she realizes we aren't leaving; that we called her bluff so she reaches into my RV and tries to GRAB MY ONE YEAR OLD OUT OF MY RV. You don't touch people's kids. Under any circumstances, especially these. Dbgmfu. So of course I do what any mother would, I defended my child. DO NOT TOUCH PEOPLES KIDS. DO NOT GIVE THIS WICKED WOMAN BUSINESS. DO NOT TAKE THE BAD REVIEWS LIGHTLY. SHE'S TWISTED Y'ALL!!!! If you do stay, utilities average $155 a month in a big fifth wheel, using electric ac and electric heaters every day of said month. If it's more than that she's robbing you.
Don’t even think about. Price looks nice and beautiful view, but If you enjoy a two-faces owner, back stabbing tenants, and enjoying trying to get robbed out of rent, you’ll love it here! Owner can’t even remember our names let alone if we paid rent. Crooked place, honestly. Got a note on our door friday saying we owned $775 or move out in 10 days. Today, tuesday, got a note on our door saying we needed to move out now and owed $1100. Well…which is it?? Can’t even stick to one lie, how sad. Maybe keep a journal, and get some help.
