Decided to camp here with coast to coast. Great location, very quiet. Full hookups to include 50amp, however the water is funky from iron. They said they hoped to have it fixed by the end of summer. It’s potable but has a very bad taste. We ended up buying bottled water at the close by Walmart. I think the water fouled my grey water tank sensors. Never had problems before and now all of sudden it reads 2/3’s full and they’re empty. Location is great. Easy drive to Virginia Beach and a 5 minute drive to Sandbridge beach. Only reason for 3 stars is due to the water. Stinks and has stained the shower and shower curtain and likely put a film on the tank sensors.

Stern Warning to Prospective Members Indian Cove Resort Prospective members should understand that membership at this resort is a binding contract that is overwhelmingly one sided, with little to no meaningful oversight or recourse. Appeals to the Board of Directors appear to have no practical effect, even when documentation is provided. I paid over $3,000 for a 27 day stay. During that stay, I was repeatedly confronted by park security on a near daily basis. These encounters included accusations of speeding while my vehicle was at idle, repeated and unsubstantiated claims regarding my pet, and routine hostility toward my invited guests. These interactions occurred publicly and created a hostile environment that ultimately caused me to leave early. Despite leaving early, I returned during daytime hours to use park amenities that were explicitly guaranteed under the membership contract. Staff responses to my presence were openly hostile. Several weeks later, I arrived on a Monday morning to briefly use the restroom and view the lounge area. Kevin, acting in a security role, told me that according to direction he attributed to the Board of Directors and the park president, I was not a member. This statement was made despite my presentation of valid gate cards and payment receipts. I was denied entry regardless. Shortly thereafter, I received a written reprimand from Jay Jenkins, the park manager. The reprimand cited a claimed personal remark that I allegedly made about him and did not reference any specific rule violation or contractual provision. Mr. Jenkins then accused me, without evidence, of involvement in a Labor Day altercation. I was not present for the alleged incident, and no witness statements, incident reports, or supporting documentation were provided. Based on this accusation, Mr. Jenkins imposed a 30 day ban for abusive language. When the 30 day ban concluded, Mr. Jenkins informed me that new rules had been instituted prohibiting the use of the lounge or park facilities for any form of work or teleworking. This directly contradicted prior representations made by park staff that the lounge was appropriate for remote work. This rule was enforced exclusively against me. Notably, Mr. Jenkins himself operates a lawn care business from within the park, including the on site storage of his work trailer. At the same time, other members and board affiliates openly operate lawn care, pressure washing, construction, and similar businesses from within the park, often with work vehicles, trailers, and equipment onsite. My only work related item was a laptop. After my initial appeal to the Board of Directors went completely unanswered, I later returned to the park for the sole purpose of obtaining accurate contact information for the Board. During this visit, Mr. Jenkins initiated a prolonged verbal interaction lasting approximately twenty minutes. During this interaction, he raised his voice, used threatening language, and stood in close physical proximity in a manner I perceived as intimidating. Following this encounter, Mr. Jenkins issued a permanent ban while continuing to assert that I remained financially responsible for ongoing membership fees. I appealed the permanent ban and provided video and audio documentation of the interaction. These materials were disregarded, and no formal review process was offered. There are numerous other parks in the area that offer better water access, stronger site amenities, and consistent rule enforcement, and that do not subject members or their children to open hostility. By comparison, this resort falls well short of what is reasonably expected at this price point.

Indian cove is a nice place, However there are issues and the main one is you can expect increases to your member ship ever year and pay assesments per deeded membership no matter how you feel. The same issues here have been over the last eight years and no resolve. They wont tell you up front your dues will go up but they will.
