The Georgian Terrace

Positive: Amazing location and beautiful hotel. Negative: The walk out of the front door to the parking garage makes you go through the smallest sidewalk ever it’s almost too small to use. And on the other side is busy with cars pulling though so it is a safety concern and I would remove a portion of the bushes.

I recently stayed at this hotel and unfortunately would not recommend it. When I checked into my room, it was not fully clean. There were noticeable areas that seemed overlooked, which immediately made the stay feel uncomfortable. Cleanliness is one of the most important factors when booking a hotel, and this was disappointing. In addition, the overall condition of the property felt very old and outdated. The building and furnishings looked worn down and in need of major renovations. The atmosphere felt more "ancient" than charming, and it did not match the expectations set when booking. To make matters worse, the hot water was not functioning properly. We had to call maintenance to come adjust it, and then wait an additional 45 minutes before we were finally able to shower. After a long day of travel, this was extremely frustrating and inconvenient.

Booked a suite thinking it would be super nice based on the price. We got the suite that has a living room part and a separate room but not the full kitchen, but if you don’t pay for the entire kitchen don’t expect a microwave or even a refrigerator, which you would expect considering your paying for a suite and the price I paid. The bedding is so thin it’s basically just like two sheets. The room was so crowded you couldn’t even barely open any of the drawers or the closet. The TVs are super old. The blow dryer was old. The balcony door could not open they have it nailed shut. Only one elevator worked so the wait time for that was crazy and you can’t take the stairs going up. No laundry soap or ability to even buy any from the desk provided. It’s a nice hotel with a lot of potential but paying luxury prices without getting updated things and amenities is crazy. They have a restaurant, bar and cafe on site which is nice. The location is great. Walkable. The Lobby is nice and decorated for Christmas. Staff was friendly. I was able to check in my bags early before check in which is great so I could explore.

Hotel staff were exceptionally helpful and friendly! We had a one nights stay, picked this hotel mostly based on location only 2 min walk to the Fox Theater. However once we checked in we wished we had time to stay longer. Absolutely gorgeous historic hotel!

Though The Georgian Terrace describes itself as a luxury hotel, only the lobby and reception area feels luxurious. An already fairly expensive nightly rate is then compounded with charged parking, and you are required to make an incidentals deposit when you check in after already paying for the stay through a service like AirBnB. All of this would be understandable if the rooms were well cared for and well-stocked. There was no fridge, no coffee maker, there was water damage on the furniture and ceiling and the paint on the walls was so badly applied in messy layers it was the actual definition of "the landlord special." Even Holiday Inns have smart TVs and there was only cable on a television they must have picked up from Goodwill. We'd forgotten toothbrushes, which I know is on us, and not technically their responsibility, however reception did not have toothbrushes available at the time. The outside elevators had puddles of urine on the floors and smelled extremely strongly of it. Recall that this is a luxury hotel. I can't stand leaving negative reviews and wish I didn't have to. Please do not stay here if you are expecting a high-end experience. You will have a more comfortable stay at Hotel Indigo next door or at a cheaper, mainstream company.

I spent a couple of nights at The Georgian Terrace on Peachtree Street, and overall it was a pleasant stay. The building has a classic, slightly old-school charm that feels different from a typical modern hotel — you can tell it’s been a part of Atlanta’s history for a long time, and that definitely gives it character. The location was really convenient. It’s right near Fox Theatre and lots of restaurants and spots to walk, so I didn’t need to use a car much. I liked being able to step out and explore the neighborhood in the evening. My room was comfortable and clean, with decent space and a bed that was easy to crash into after a long day of walking. I appreciated the big windows and how bright it felt in the daytime. Nothing too fancy — more classic and comfortable, which suited my stay fine. The staff were friendly and professional when I checked in and asked about local recommendations, and I felt like they were genuine about helping rather than just giving scripted answers. One small thing to note is that certain areas — like the lobby bar or the restaurant — can feel a bit more upscale or busy at night, so the vibe changes depending on the time of day. But that wasn’t a problem for me; I enjoyed hearing the buzz around the place after dinner. All in all, I’d say it’s a good option if you want a downtown Atlanta hotel with some history and charm, solid comfort, and easy access to things to do and see. It wasn’t over-the-top luxury, but it didn’t feel basic either — just a nice, comfortable place to stay.

This will be a long review, but there are things future visitors need to know about The Georgian Terrace. If I could give the hotel 10 stars, I would!! Firstly, the hotel itself is absolutely beautiful. From the history, the decor, the ambiance, the food & drinks, to the room itself, you could not ask for a better stay. Even with all those attributes, the shining stars of The Georgian Terrace are the staff itself!! Every single staff member we encountered were so very nice, accommodating & eager to please. HOWEVER, I must single out 3 individuals personally. Darrah, Davente & Jerel went absolutely above and beyond the norm for hospitality!! We were visiting to celebrate my boyfriend's birthday, and due to a very disappointing scheduling mistake, of my own doing, we were a day late to visit the Fox Theater to see Harry Potter & The Cursed Child. To say we were disappointed that we missed our birthday celebration theater experience, would be a complete understatement. Word spread regarding our unfortunate mishap and even though the hotel was not responsible in the least, they took it upon themselves to make our stay even more magical and memorable than if we had experienced our original plans. We were blown away by their dedication to making our stay as wonderful as possible, and cannot thank them enough for turning what could very well have been a disastrous birthday trip, into a memory we will never forget and always be over the moon grateful for!!! The attention to detail, the thoughtful gestures, the generosity and hospitality of these individuals cannot be overstated. They made our trip amazing and we will never stay anywhere else when we visit Atlanta.
