The employees were nice. The walls are rather thin, the shared bathrooms were compact but usable, and at night, the radiator clicked loudly enough to disturb us at least once every night. The location is excellent, the communal areas are stunning, and the rooms itself were adequate. If you're not only visiting Boston for the hotel, this is a terrific spot to stay.

My wife and i spent 5 days in Boston. I booked the Guest House. The location was excellent. Our car stayed parked pretty much the whole week. A 15 minute walk to Fenway, and a 30-40 walk to downtown. ||Clean room, and thank goodness for the window mounted A/C unit. We shared a bathroom with 3 other rooms on the same floor. This was not a problem whatsoever.||The bathroom could have used more maintenance visits during the day. The waste basket was overflowing at one point. Soap and shampoo was provided. ||I believe it to be a great location for the budget conscious traveller.||The front desk is staffed only between 9-3 I believe.

The staff was friendly. The shared bathrooms were small, but manageable, the walls are relatively thin, and at night, the radiator clicked loud enough to wake us at least once every night. Other than that, the rooms were decent, the common areas were outright beautiful, and the location is stellar. A great place to stay, assuming you're not visiting Boston for the hotel.

If I could give NO stars I would. This is a charming old home in Boston, however it was FILTHY! I had to clean the bathroom before I would even consider staying. I read reviews that said it was old and worn, which is not a problem, but filth is! The first night was self check in, so there was no one to call. On Monday morning I went down to the front desk and complained and they said that the maid would come up and clean. I was at a conference all day and when I returned at 10:30 pm, no one had been to my room to clean. I ended up staying 2 nights in a nearby hotel with another conference attendee's room. I received a very small credit back on my 4 day stay for $1000, which does not make me happy. The only good thing I can say is that it is in a great location.

Great place to stay. Rooms are very out dated and the bathrooms are extremely small. Cleanliness in room and bathroom could definitely be improved. The housekeeping sign was placed on our door as well as another guest and housekeeping was not completed. Not sure about any of the other rooms, but we could hear our neighbors in their restroom from our restroom. Over all our stay was pleasant.

The hotel is in a nice location at the Fenway end of Back Bay so it's only about 6 mins walk to Newbury Street or Boylston Street. There is no lift so it's a long hike up the stairs if you have luggage and are on an upper floor. I booked online having read all the info about this hotel. I found that my long/thin single room on an upper floor had no air-conditioning despite the fact that their website claimed all rooms are air-conditioned. I couldn't sleep at all in the stifling heat and had to leave after one night. It took quite a deal of persuasion but eventually the guesthouse arranged a refund as I had booked for several nights. The bathroom was tiny and the shower was the second smallest I have ever used.

My sister and I were on vacation to view the autumn leaves. We generally prefer a B&B rather than staying at a hotel. Having had great experiences in the past when staying in Boston, I was not expecting what we encountered. When we arrived, it was cold and rainy. The pass code that was provided via txt did not work. I called the number posted on the door facing in the event of an emergency several time over the course of 15 minutes waiting for a response. I waited for 45 minutes at the door while my sister was searching for a place to park. Regardless of the number of times I called the emergency number, I received no response. Finally, an elderly man who was staying there let me in. When we got to our room, it was nasty. One of the window panes was broken thus the wind blew in all night. Sometime during the evening hours, someone pooped in the shared bathroom for the fourth floor and didn't flush. The entire place was dirty and smelled moldy. This has to have been the worst experience I've ever encountered at a B&B. I would not recommend the 463 Beacon Street Guest House to anyone but would rather warn people to stay clear. Lastly, parking was a nightmare!
