Fantastic hotel! Definitely can't be beat for the price. Nice atmosphere and recently renovated lobby. Free breakfast starting at 4AM...with waffle maker along with eggs and sausage. Clean rooms with a nice note from the housekeeping staff. And very attentive staff who was very interested in seeing how they could make our stay better. I would absolutely stay here again.

They ask people to pay with Zelle so you can't dispute the charge for them to take away your deposit. They also lie to you about the rent until you arrive there, they lock you out of the door then charge you $100 per month more to let you in. The manager is called Yasar Guzel. Definitely avoid this place if you can. Moreover, there are a lot of bugs in the room.

Beware UD guest house is not associated with the university. I booked it assuming it was and thought it would be a CLEAN dorm room experience. It was NOT clean. There was bed bug poison/killer in the kitchen counter, dirty bath mat, floors hadn’t been swept or vacuumed. 1st place smelled of Indian food with open old food and loud with people cooking and talking until 10:30pm. Old appliances on porch. The operator did switch my rooms after I complained. Overall it felt dirty and not cared for. I didn’t SEE bed bugs but was / am worried. I won’t be back and in the future...I will do more research and not assume a place like UD is university related.

This just might be one of the best kept secrets around dayton. $45 a night washer dryer full kitchen I am very happy that we chose to stay here. The people who work here are very nice and respectful. More than likely we will be staying here again. Would recommend it to anyone needing a hidden get a way.

There are pluses and minuses to living here. The thing to remember is that it's primarily for short term stays. I like our because there's no lease, the cost is quite reasonable, and it's very convenient to where I work, and I have a first floor room. The major drawbacks are that there are different people coming and going all the time. You don't know who they are, or if they can be trusted. Since the place doesn't require a background check of the residents, there's a big risk of having a criminal there with you. I was told the UD Guest House was primarily for researchers at the University of Dayton, only a couple of construction workers moved in that other day. That have a lot of trouble following the rules like locking the door when they leave and staying out of other people's spaces. This had me thinking twice about the place.

They will not return your deposit and the owner is lawyer if you go to Court. Stop going here bad managements and cusomer service. Yash /Ben /zarguz is different name for same manager.

UD Guesthouse is a diamond in the rough. Smack dab in the middle of student housing. Kind of like being back in school again; without the studying and the keggers. Room was clean. Other accomodations-washer/dryer/stove/bathtub were all clean and in good condition. If opportunity presented itself, I would definitely use GuestHouse again. Thank you, UD.
